Case Study:
Holden Road

We identified this under utilised site off market, which was located in between two adjacent blocks of flats containing 50 and 40 flats respectively on a similar size footprint. The site is situated within the affluent area of Woodside Park benefiting from excellent transport facilities with Woodside Park underground station being opposite the site.

This site involved a complex land assembly combining independent freehold garages, land to the rear of the site, eight maisonettes together with the overall freehold.

Despite local opposition from local groups, HGS worked with the planners in consultation with the community to successfully deliver a planning consent for thirty-four luxury apartments, which addressed earlier concerns that were raised. 

Status: Planning has been obtained for a thirty-four-unit luxury residential development plus associated underground car parking.

Case Study:
Aylesbury Street

Together with our joint venture partner we worked in conjunction with the Association Of Optometrists to acquire this former printing works situated in the heart of Clerkenwell on an unconditional basis.

The AOP had been introduced to us by a contact and we agreed to team up with them to find a combined development and new home (Headquarters) for the AOP.

Despite the building being in employment use for many years without any vacant periods, HGS negotiated and successfully achieved planning permission within a unusually short period of time

Planning was obtained for nine luxury apartments with a new penthouse level and 12,000 sq. ft office space, which is now the headquarters building for the Association of Optometrists.

The residential units were developed with our partner for sale.

The scheme also won the Evening Standard Bespoke Luxury Award 2013.
